Our Home, Our Story

Welcome to 15 Exhibition Street. Our first home, our family home, a home we cherished. We bought it in 2012 when we were newlyweds, and it has been the backdrop to every major moment of our lives since. We are reluctantly moving for work, but we have loved living here, and we hope you will create your own memories here too.

  • Kitchen looking toward the dining room

Evenings in the kitchen and dining room

After a day of work, my wife and I loved to prepare food together in the kitchen while the sun set. We could talk about our days with our two little ones sitting at the dining room table while we cooked. We spent countless evenings sharing meals, stories, and laughter in that space.

  • Living room

The place for family and friends to gather

We hosted many gatherings in our home, from birthday parties to holiday dinners. The open layout of the living and dining areas made it easy for everyone to mingle and enjoy each other's company. After a full day of fun there was always plenty of places for everyone to comfortably rest their heads. We have so many fond memories of our loved ones filling the rooms with joy and laughter.

  • Fire pit area in the yard

So many places to enjoy on the property and in the neighbourhood

The kids would spend all day playing in the yard, water fights, scooter races, swing sets in the backyard, and more. It was easy to get out and enjoy the outdoors with the large yard and nearby parks. We loved taking walks around the neighbourhood, exploring the local shops, and enjoying the community events. Plenty of memories made surrounded by our neighbours and their families while roasting marshmallows by the fire pit.

The honest numbers

Big homes raise fair questions about running costs. Here are the real answers.

Power: about $320/month, all in

That is the verified equalized billing amount, and it matches the true 12-month average with little to no balance owing at year end. It covers all electricity: heat, hot water, appliances, everything. For a 3,679 sq ft all-electric home in Nova Scotia, that is a strong number.

Property taxes: budget $5,800+/year

Nova Scotia's assessment cap resets when a home sells, so a new owner pays tax on the full market assessment, possibly more after reassessment toward the sale price. We would rather you budget with the real number now than be surprised after closing.

The big items, already handled

  • Metal roof (2022)
  • 13 new windows (2024)
  • Heat pump covering the main floor (2017)
  • Upstairs electric baseboards updated (2026)
  • New hot water tank (2026)
  • Municipal water and sewer

Room to grow, steps from everything

This versatile family home sits a short walk from Valley Regional Hospital and downtown Kentville. The main level has three bedrooms, a full bath, and an open living, dining, and kitchen area. Upstairs adds a large fourth bedroom, a second full bath, and a bonus room with two walk-in closets, plus a kitchen-ready space (plumbing and wiring already in place) ideal for in-law or multi-generational living. R2 zoning permits a secondary suite (conversion subject to standard permits). The basement adds a rec room, workshop, and half bath.

The big costs are already handled: metal roof (2022), 13 new windows (2024), an efficient heat pump on the main floor, and a new hot water tank (2026). Power averages low for a home this size. On the largest lot in the neighbourhood.

The upstairs, and the suite question

The upper level has its own separate entrance, a large bedroom, a full bathroom, and a bonus room with two walk-in closets. A kitchen-ready area has plumbing and electrical roughed in; cabinetry and appliances are not installed.

R2 zoning permits a secondary suite; conversion would require standard building permits.

To be clear: it is not currently a finished or permitted unit. Converting it would require standard building permits, but the zoning question is already answered. As it stands, it works for in-law or multi-generational living from day one.
